RadonSeal Standard Concrete Sealer

Basement Waterproofing & Radon Mitigation In One RadonSeal Standard Deep-Penetrating Concrete Sealer is a professional-grade penetrating sealer that provides permanent basement waterproofing and long-term protection for concrete against water vapor, capillary seepage, moisture, efflorescence, and radon gas. Unlike traditional clear surface coatings, RadonSeal penetrates up to 4″ into porous concrete, where it chemically reacts with Portland cement to seal pore spaces, fractures, and capillaries while hardening the surface to resist cracking, dusting, and spalling. RadonSeal forms a permanent barrier against water vapor, moisture, seepage, radon gas, and other soil gases. Unlike surface coatings that encapsulate concrete and trap moisture, RadonSeal is a breathable sealer that penetrates deep into the substrate. It chemically reacts to seal pores, fractures, and capillaries, blocking water vapor transmission while densifying and strengthening the concrete internally. Unlike film-forming sealers, RadonSeal does not trap moisture; it allows the concrete to breathe and dry naturally. This clear, eco-friendly waterproofing sealer is solvent-free, non-toxic, and zero-VOC, safe for use indoors on basement walls, basement floors, and foundation walls, as well as exterior concrete such as garage slabs, driveways, and patios. Key Benefits Waterproofing – Restricts the transmission of water vapor, capillary water seepage, wicking water, radon, and other soil gases. Reduces efflorescence and salt deposits. Protects and extends the lifespan of concrete paints, stains, epoxy and urethane coatings, and concrete levelers against water-induced delamination and alkali attack. Strengthens Concrete – Increases surface hardness (ASTM C 779) to protect against cracking, crazing, spalling, and deterioration from vehicular traffic, road salts, freeze-thaw cycles, and de-icing chemicals. Alleviates concrete surface dusting before applying paints and epoxy coatings. Ideal for basement floors, interior walls, foundation walls, slab-on-grade, and indoor/outdoor poured concrete slabs and walls. Hardens Concrete – Helps reduce dusting, efflorescence, and damage caused by salts, de-icing chemicals, and freeze-thaw cycles. Breathable formula allows concrete to dry naturally without trapping moisture. Prevents Efflorescence & Water Damage – By blocking water penetration, the sealer protects concrete surfaces from efflorescence, salt deposits, and alkali attack, helping prevent weakening or delamination of epoxy, paints, and clear coatings. Earth-Friendly & Easy to Apply – Water-based, zero VOC, non-toxic, odorless, non-flammable, and safe around plants and lawns. Ready-to-use formula that can be easily applied with a handheld plastic pump sprayer. Permanent & Paintable – Creates a permanent internal barrier without forming a surface film. Resistant to hydrostatic water pressure, it will not peel or fade. Penetrates deeply without altering the surface texture, allowing paints, epoxy, surface levelers, tiles, and adhesives to bond effectively, making it an ideal primer for a wide range of coatings and overlay applications. Protects Steel Reinforcement – Limits water and chloride penetration to help protect rebar against corrosion. Originally Developed for the Building & Construction Industry RadonSeal was first introduced to the building and construction industry as a professional solution for strengthening concrete surfaces, mitigating surface defects in heavy-load traffic areas, and protecting embedded rebar in high-strength concrete. Its deep-penetrating formula makes it ideal for high-vehicle traffic areas because, unlike surface coatings, it does not create a slippery surface film. RadonSeal allows concrete to naturally wet and dry out while providing long-term durability and protection. Preferred by Flooring Contractors – Commonly applied before installing moisture-sensitive flooring, RadonSeal is ideal for parking lots, parking garages, rampways, sidewalks, and retaining walls, as well as commercial slab-on-grade construction, including retail stores, warehouses, schools, and hospitals. RadonSeal is Ideal For Basement Waterproofing – Interior walls, basement floors, and foundation walls. Garage Floors & Concrete Driveways – Acts as a preservative for concrete, densifying and strengthening surfaces while protecting against damage from moisture, oil, road salts, and de-icing chemicals. Commercial & Industrial Waterproofing – Warehouses, tunnels, workshops, and concrete slabs. Surface Prep & Protection – Improves adhesion of epoxy, paints, stains, overlays, adhesives, and tile while protecting against moisture vapor transmission. Maximum Waterproofing Protection Concrete quality and site conditions vary, and in more challenging situations, such as slabs built over saturated soils, swamplands, underground springs, or high water table areas, additional protection can be essential. RadonSeal Standard Concrete Sealer provides superior basement waterproofing and concrete protection for most slabs and walls, but when paired with Ion-Bond Armor Elastomeric Concrete Sealer, it delivers the tightest barrier against water vapor, capillary water seepage, and moisture intrusion. This combination is specifically formulated for commercial concrete applications, providing the tightest possible seal against negative-side water infiltration. Need Help with Your Project?
